Punta Galeras Mixed-Use Touristic Development – Dominican Republic

Project Overview:

Horwath HTL was engaged by the owners and promoters of PUNTA GALERAS regarding the development of a mixed-use Project on an area of approximately 267,000 sqm, located in Las Galeras, Samana, on the North Coast of the Dominican Republic, facing and bordering the North Atlantic Ocean. The development comprises a 220-key branded, resort style hotel, a 100-key branded, upper-midscale hotel, a 60-key boutique hotel, 150 residential villas and 750 apartment units, extensive green, recreational, administrative and ocean front areas and components. Key elements of the project are the local development identity and immersion with the untouched, natural beauty of the site, being one of the most exclusive and first of its kind destinations in the north-east of the Dominican Republic.

Horwath HTL Solution:

Horwath HTL prepared a Project Master Plan and conducted a Market and Financial Feasibility Study. The Market Study involved tailored quantitative and qualitative research, analysis of the site and location characteristics. Horwath HTL also reviewed the preliminary master plan and its concepts and evaluated the potential for the selected residential real estate and hotel components, using a competitive set of projects in the Dominican Republic and the Caribbean that matched the defined market area. Based on the compiled data, lodging demand was quantified and potential revenues and expenses were forecasted.

Project Status:

Horwath HTL is currently assisting the owner and promoter of the project in obtaining the required financing and selection of suitable hotel brands, for making it the first dual-branded mixed-use hotel project in the Dominican Republic.
